What’s the Difference Between a Duplex and a Townhouse?

A duplex is a single building divided into two independent housing units. These units can be positioned side-by-side (sharing one wall) or stacked vertically (one above the other).

Each unit has its own private entrance and, in most cases, separate utilities, such as water and electricity meters. Depending on the design, duplexes may share a yard, parking area, or roof terrace.

In the UAE, duplexes often take the form of two-storey apartments inside towers-sometimes marketed as “duplex penthouses”-or twin villas within gated communities.

Typical duplex characteristics:

  • Two independent living spaces within one structure
  • Separate entrances and utilities
  • More privacy, with only one shared wall or ceiling/floor
  • Often includes private outdoor areas or roof terraces

Duplexes are popular among investors because the owner can occupy one unit while renting the other, generating rental income while retaining control of the property.

A townhouse (also called a row house) is a multi-level home that’s attached to neighbouring units in a row, sharing one or two common walls. Each home has its own private entrance, small front or back yard, and often a garage or parking space.

In the UAE, townhouses are typically built within master-planned communities managed by Homeowners Associations (HOAs). These associations maintain common areas, landscaping, and community amenities such as pools, gyms, and playgrounds.

  • Typical townhouse characteristics:
  • Two to three floors, connected in a row of identical units
  • Shared walls on both sides (unless an end unit)
  • Governed by HOA rules and service fees
  • Access to shared facilities and community upkeep

Townhouses are particularly popular among families and first-time buyers seeking a balance between villa living and apartment affordability.
